Honest hours, how much of April to September does one hive actually take?

I skipped two consecutive weekends in the middle of May in my first year, one for a wedding and one for rain. Went out on the third and found the colony half its size, a torn open queen cell, and a very quiet hive. They had swarmed at some point in the previous fortnight and I never even saw it. The colony recovered but produced nothing that year. That fortnight cost me the entire season's honey and taught me exactly which weeks matter.

One eighth of an acre with neighbours on both sides, how many hives is too many?

Forage is almost never the limit in a suburb, because your bees are flying over a couple of miles of gardens and nobody's hives are alone out there anyway. The real limits are your neighbours' tolerance and your own inspection time. Three hives on an eighth of an acre is physically fine. Three hives inspected properly during swarm season is most of a Saturday, every Saturday, and that is what people actually run out of.

What's the earliest date this could be in front of a stranger, and how do you find that date honestly?

The way I got this wrong was setting a hard ultimatum date and then honouring it at any cost: I shipped to my whole list of about 300 with a signup flow that broke on any email address containing a plus sign. Roughly a fifth of the people who tried it never got in, and the apology email got a much worse response than a delay would have. Set the date, but ship to five people first and let them be the ones who find the thing you didn't test.

House came with a well drilled in 1994 and the pump looks original, what should I budget to fail first?

Order of likely failure from what I have seen: pressure switch first, which is a cheap part and easy to swap; then the pressure tank, where the bladder goes and the pump starts short-cycling; then the pump itself, which on a residential submersible is often somewhere in the eight to fifteen year range depending on how hard it works and what is in the water. The well itself, the hole, the casing: usually outlives all of that by decades. So the 1994 date is much less alarming than an original pump would be.
