Everyone tells me renting is throwing money away - my spreadsheet says otherwise, so where am I wrong?

Politely disagreeing with the framing rather than the numbers. The spreadsheet is right and it is also not the whole decision. What ownership bought me was that nobody can give me two months' notice, and I stopped treating my home as provisional. That has a value which is not zero and which I could not have put in a cell before I felt it. Whether it is worth £450 a month to you is a question the sheet cannot answer.

Hand grinder for daily espresso, does the arm workout stop being charming?

Four years, daily, two shots, and it is still on the counter. Espresso-fine on 18 grams takes me about 45 seconds and it is genuinely more effort than filter, but the burr geometry matters more than the marketing does: the ones aimed specifically at espresso have a shallower cutting angle and go through beans noticeably easier than the general-purpose ones. Light roasts are the hard part; a dense light roast at espresso fineness is a proper wrist workout.

Also, let the silences happen. Three seconds of quiet feels like a minute to the person who is worried about it and like nothing at all to everyone else. Most of my worst conversations were ones where I panicked into a new topic instead of waiting for them to finish thinking. People remember how they felt talking to you, and feeling rushed is worse than a pause.
